A stain on a downstairs ceiling is the end of a leak, not the beginning. We trace water back to source using moisture meters on walls and floors, pressure testing isolated pipe sections and inspecting the usual suspects: shower trays, mixer cartridges, flexible connectors, toilet seals and AC condensate lines, which get mistaken for plumbing leaks constantly. Once found, the repair is pressure tested before the area is closed up, and we photograph the test gauge reading for your records. Dubai mains pressure varies widely by building and time of day, and pressures that spike above safe levels destroy washers, fill valves and water heater internals. We measure static pressure at the meter and at fixtures, and fit or service pressure reducing valves where readings run high. Water heaters get a proper service: the pressure relief valve is lifted, tested and timed, the anode is inspected where accessible, and the tank is checked for sediment, which in Dubai water is significant. A failed relief valve on a sealed heater is a genuine safety hazard, not a maintenance nicety, and it is on our standard checklist for every occupied property we maintain.
The distribution board is where most serious electrical faults begin, usually as a loose terminal that heats under load until insulation chars. We open boards with the supply isolated, check and re-torque terminations, look for scorched breakers, wrong ratings and shared neutrals, and inspect for the DIY additions left by previous contractors. On loaded circuits we check for hot connections, since a joint running measurably hotter than its neighbours is a fault in progress. Sockets and fittings are tested for earth continuity and polarity. Any dangerous finding is isolated immediately and photographed, then quoted for repair, and the paperwork supports your DM and building management obligations.
A short-let carries duties a normal home does not, because you are inviting paying strangers to sleep behind your electrics. We test residual current devices with a proper tester, confirming they trip within the required time, not just that the button clicks. We check that water heaters and outdoor units near wet areas are correctly earthed, that bathroom fittings are appropriately rated for zones, and that no socket near a basin has been added outside regulation spacing. Findings are graded: immediate danger, monitor and rectify. You get the graded list with readings, so you can prioritise spend honestly rather than guess what matters.

We measure pressures and temperatures at the fixture to identify which, then replace the cartridge or service the heater as needed. It is one of the most common guest complaints we fix, and one of the quickest.
Yes, if it trips repeatedly. A breaker doing its job is protecting you from a fault, and repeatedly resetting it keeps feeding that fault. Stop resetting it, note what was running when it tripped, and call us. We isolate circuits, insulation test the wiring and find the cause rather than swapping in a bigger breaker, which is dangerous and, fortunately, something we never do.
