The common assumption is that an annual maintenance contract is just prepaid callouts. It is not. A contract is a planned schedule of inspections and servicing timed to the Dubai climate, with priority response attached as a benefit, while reactive callouts are what you buy when you have no plan at all.
AMC contracts for Dubai holiday homes. Scheduled AC servicing, plumbing and electrical checks with priority response between checkouts. Call +971 50 168 5444.
An AMC with European Technical sets out a fixed number of scheduled visits per year, typically AC servicing before summer and again after peak load, plus a plumbing and electrical inspection round. Each visit has a checklist: coil cleaning, refrigerant pressure readings, condensate drain flushing, water heater pressure relief valve testing, DB board terminal checks and RCD trip tests. Readings are recorded at every visit, so we can see a slow decline, such as suction pressure dropping from 115 to 95 psi across two services, and act before the compressor fails in August. Between scheduled visits you get priority response on callouts at contract rates rather than ad hoc pricing. Parts and major repairs are quoted separately and never hidden inside the contract fee.
A reactive callout means you pay for diagnosis, then for the repair, then often for a second visit because the part was not on the van. A contract means the fault is usually found before it exists, during a scheduled inspection with the right materials already loaded. Reactive work also costs you in guest reviews, because a breakdown happens during a stay, not on a convenient Tuesday. Contract clients get first allocation of same-day slots during peak season, when demand for emergency AC repairs across Dubai outstrips supply. The arithmetic is simple: one compressor replacement in July, plus two nights of relocated guests, exceeds the annual contract fee for most two-bedroom apartments.
We build each contract schedule around the local calendar rather than a fixed quarterly rhythm. The first AC service lands in March or April, before the heat forces continuous running. A mid-summer check monitors amperage and condensate drainage under full load, when a blocked drain pan overflows fastest. After the shamal dust months we clean filters and inspect coils, because dust films cut heat transfer and raise running amperage measurably. The shoulder season handles water heaters, silicone renewal and painting, when properties have shorter gaps between guests but longer daytime availability. Every visit is booked against your booking calendar, so we never walk into an occupied unit unannounced.
Short-let operators often manage properties they do not own, and landlords want evidence that the asset is being looked after. Each contract visit produces a written report with dated photographs, recorded readings and a list of anything monitored but not yet actioned. At year end you receive a summary document listing every visit, every fault found and every repair completed, which doubles as your maintenance record for building management and DM purposes. If a landlord disputes a security deduction or questions why a system failed, the report shows the system was serviced on schedule and the failure was not neglect. That single document has ended several awkward conversations.
Straight answers, before you book.
Contract pricing depends on the number of units, system types and visit frequency, so we quote per property rather than publish a flat rate. The inspection visit fee is credited against the contract if you proceed. Callouts under contract are charged at agreed rates, with parts quoted before fitting. We will never bundle hidden charges into an annual figure.
Yes. Portfolio contracts cover several units, often in the same building or community, which reduces visit costs and lets us batch work such as filter changes across all units in one trip. You get one consolidated report set and one point of contact for the whole portfolio, which suits operators running five to fifty units.
Contract clients get priority same-day response. The fault is diagnosed, made safe and either repaired on the spot or temporarily stabilised until parts arrive. Because we hold your service history, we arrive already knowing the system, its past readings and which parts it has had fitted, which shortens diagnosis considerably.
