The evaporator coil indoors and the condenser coil outdoors are where heat transfer happens, and Dubai air attacks both. Indoor coils grow biofilm from condensate and dust, which insulates the fins and drops cooling capacity while raising running current. Outdoor coils clog with shamal dust and construction grit, raising head pressure until the unit trips on high pressure. We clean coils with the correct fin combs, coil-specific chemicals and low-pressure washing, never a high-pressure blast that bends fins flat. Before and after cleaning we measure the temperature split across the evaporator, expecting roughly 10 to 12 degrees on a healthy system, and record condenser approach temperatures. Those numbers tell us whether the coils were the problem or something else was.
Low gas is a symptom, not a diagnosis, and simply topping up a leaking system wastes your money and the environment. We connect gauges and compare operating pressures against the unit nameplate for its refrigerant type, checking suction and head pressure at a known ambient temperature. Where readings are low, we pressure test the circuit with nitrogen, leak test joints with electronic detection and soap solution, and repair the leak before recharging to the correct weight on a scale, not by guesswork. Every Dubai AC failure that floods a ceiling starts in the condensate system. The drain pan collects water off the evaporator and feeds it to the drain line, which slowly blocks with biofilm and dust sludge until the pan overflows into the ceiling void. We flush drain lines mechanically, vacuum the pan, treat it against regrowth and verify flow by pouring a measured volume of water and timing the discharge. We check the drain slope, since poorly installed lines hold standing water, and we inspect float switches where fitted, because a working float switch shuts the unit down instead of letting it flood. In a tower block, an overflow does not just damage your ceiling, it damages the apartment below.
Ducted systems hide their problems above the ceiling. We inspect duct runs for disconnected joints, torn insulation and internal dust loading, all of which dump conditioned air into the ceiling void instead of the rooms. Diffusers and grilles are removed and washed, and we measure airflow at each outlet, because one weak room usually means a leaking joint or a closed damper rather than a dying unit. Leaking ducts also pull humid ceiling-void air into the system, which is why some apartments smell musty within hours of the AC running.
